Tenant fit-out certification looks at whether and how the interior fit-out of a leased space can be assessed under sustainability rating systems such as DGNB, BREEAM or LEED. This matters for retail chains because they are usually responsible not for the building but only for the tenant fit-out.
Building certificate or tenant space
A building certificate assesses the entire building, usually on behalf of the owner. The fit-out of an individual store is only partly reflected in it. Some systems therefore offer dedicated schemes for interiors and fit-outs, such as DGNB Interiors, LEED Interior Design and Construction or BREEAM Refurbishment and Fit-out.
Portfolio certification across a store network
For retail chains with many similar locations, a portfolio or series approach can reduce the effort: a standard is assessed once, and individual stores are verified on that basis. This requires a consistent standard in the retail rollout.
Benefits and effort
Certification makes quality comparable and can be relevant for landlords, investors and reporting obligations. It does, however, take time and evidence, such as EPDs for materials. It is most useful when it influences decisions, for example on deconstructability or the reuse of store fixtures, rather than merely documenting them.
Note: Schemes, requirements and names change. The current documentation of each system is authoritative.
