A green lease is a lease agreement with sustainability provisions, for example on sharing consumption data, materials used in the fit-out, and strip-out and handover of the premises.
Typical provisions
- sharing consumption data for energy, water and waste
- requirements for materials and construction in the tenant fit-out
- rules for strip-out, handover and transfer of fit-outs
- shared targets, for example for certification
Relevance for the fit-out
Traditional green leases focus mainly on building operation. For retail chains, the bigger lever lies in the fit-out: if tenant and landlord agree that deconstructable fit-outs may remain in the space or be taken over by the next tenant, strip-out is avoided and the residual value is preserved. This links the lease directly to Restwertrückführung.
Limits
Green lease clauses are mostly voluntary and vary in how binding they are. Their benefit depends on whether they contain measurable obligations and are actually applied at the end of the lease.
Note: This entry explains the principle. Drafting lease agreements is a matter for legal advice.
