Restwertrückführung

Restwertrückführung (residual value recovery) is the decision at the time of a remodel about which recovery option preserves the value embedded in store fit-outs. The term was coined in the master’s thesis of Maria Klipstein (2026) and describes a management metric for retail chains: instead of stripping out and disposing of fit-outs across the board during a remodel, the question is how much residual value remains in each component and how it can be preserved.

Residual value is not book value

Depreciation reduces the book value of a fit-out as scheduled, often to zero (see Depreciation of Shop Fit-Outs). The residual value, meaning the material and use value of the installed component, is not affected by this. In practice, the end of depreciation and the time of a remodel rarely coincide. Fully depreciated fit-outs are therefore often treated as worthless, even though they are still technically usable.

Options at the time of a remodel

  • continued use at the existing store
  • relocation to another store in the store portfolio
  • return to the supplier
  • sale to third parties
  • only then strip-out and disposal

Prerequisites and limits

Restwertrückführung requires installed components to be recorded in a material inventory, interim storage to be available and buyers to exist within the portfolio. Transport effort, storage costs and incomplete data set the limits. The topic becomes relevant whenever store strip-out costs, the residual value of shopfitting or the reuse of tenant fit-outs are on the table. More on this in the article Why book value drives the wrong remodel decision.

Make your store portfolio sustainable

I help retail chains manage their store portfolio from a sustainability and cost perspective: from the initial inventory and remodel priorities through to strip-out.
